We clean asphalt shingle roofs and rubber membrane roofs. Tile roofs are outside our scope, and we don’t currently service metal roofs. If you’re unsure about your roof material, describe it when you call and Jerry can tell you quickly whether it’s a fit.

We don’t offer a structural roof inspection as part of our cleaning service. Most estimates are handled over the phone based on your roof’s size, material, and condition. If we notice something unusual while working, we’ll mention it, but our service isn’t a substitute for a professional roofing inspection.

Soft washing uses a chlorinated cleaning solution applied at low pressure from ladders. It kills algae, moss, and staining at the root without disturbing your shingles. Pressure washing blasts the surface with high-pressure water, which strips the protective granules off asphalt shingles and can shorten your roof’s lifespan significantly.

Most roof cleanings take about two hours depending on size and condition. You don’t need to stay home the entire time. As long as we can access your outdoor spigot and have any special instructions ahead of time, we handle everything and check in with you when we’re finished.

Rain actually helps. The cleaning solution is designed to sit and dry on the shingles, and rainfall over the following days and weeks naturally rinses dead growth off the surface. An early rain won’t hurt your results. It’s part of how the process works.

The chemicals are strong during application, but by the time the job is complete and the area has been rinsed, the concentration on your grass is typically lower than a standard swimming pool. We take active steps to protect landscaping throughout the process. Once the lawn has dried and been watered, pets can go back outside safely.

We arrive with water in our tanks, but we still need a connection to your outdoor spigot for steady flow throughout the job. During the scheduling call, we’ll ask where your spigots are and which one you’d prefer we use.

The most helpful thing is to water your landscaping before and after your appointment, especially on hot days. This adds a layer of protection for plants near the house. During the scheduling call, we’ll cover anything specific to your property so you know what to expect.

Many roofs stay clean for one to three years after a professional soft wash. Homes with heavy shade or lots of tree cover tend to need cleaning sooner, while open, sunny roofs hold results the longest. If you see green growth returning within about a year, call us and we’ll retreat those areas at no charge.

In some cases we can handle light trimming as a courtesy, especially for homeowners who can’t safely reach low-hanging branches. This is limited to small, accessible limbs that affect roof debris or cleaning access. We don’t do major tree work, but if minor trimming would help, we’ll talk it through with you before starting.
